      What are the requirements before serving a Section 21 notice?

      The Landlord must have

      protected the deposit within the statutory time-frame of 30 days from the date of receipt

      provided the tenant with prescribed information within the statutory time-frame of 30 days from the date of receipt

      provided a valid EPC

      provided a valid Gas Safety Certificate

      served the How to Rent Guide

      complied with any licensing requirements (if applicable)
