Do I need to refund rent paid upfront prior to 1st May 2026?

Any rent paid in advance before 1st May 2026 does not need to be automatically refunded when the Act comes into force. However, if the tenant subsequently serves notice to leave, you would need to refund any rent paid for the period after they vacate on a pro-rata basis.
