Is it still possible to have a short let or fixed term?

The Act removes fixed-term tenancies entirely. All tenancies will be periodic (rolling) from the start. A "short let" is still possible in practice if the tenant chooses to leave early, but landlords cannot enforce a fixed minimum term (e.g. 6 months). The tenancy lasts until the tenant serves 2 months' notice or the landlord establishes a legal ground for possession.
