What if the tenant refuses to leave after notice has been served to sell?

If the tenant does not vacate when the Section 8 notice expires, you cannot physically remove them. You must apply to the court for a possession order. Since Ground 1A is a mandatory ground, the court must grant possession if you prove you genuinely intend to sell.
